Property Description
22 ACRES W/LONG RIVER FRONTAGE ON POTOMAC RIVER!! ONCE IN A LIFETIME FIRST OFFERING IN 200 YEARS! HISTORIC RIVERFRONT WITH REMARKABLE VIEWS. ENJOY LONG WALKS ON SANDY BEACH ALL YOUR OWN! Perfect for family retreat. Gently rolling, wooded areas, meadows, long sandy beaches. Unique opportunity to build an estate on the already in place subdivision for a manse, with natural surrounding grounds, scenic views, flat land for equestrian barn and pasture, riparian rights, & spectacular views year round. It has been called Wide Water because it is located very far on the Potomac from the Maryland shore. Much of that Maryland shoreline opposite a mile away over water is not developed. Being at Clifton Point at night is like stepping uniquely back in time. The waters along the property are sufficiently shallow as a nature made eddy and turn, which is ideal for canoe or kayaking, and beach use. It is a naturalist's heaven: Native paw-paw trees grow abundantly down to the beach. Ospreys, Eagles, Heron nest along the site. A much loved place perfect for the buyer who cherishes having an unspoiled place along the Potomac -rare as hens teeth and beloved for 200 years. Over 2,000 feet of sandy beach. Some land has been cleared and the rest remains natural, Perfect for a Dramatic Estate Home, Family Compound or Church/Club Retreat in North Stafford. There are a number of Huge Boulders on part of the Beach described in books and other publications as 'The Boulders at Clifton'. Much of the bank is stabilized by natural rock bracing from erosion. There is a rustic fishing cabin with sleeping births near the beach. Property holds tremendous history. DETAILS: The land totals 21.99 acres in two parcels: 1. 20.3034 acres of forested land (currently in land use). This is identified as Stafford tax information #23-2E: Pt. Clifton 20.3034 AC defined as Parcel B 18.8034 AC and Parcel A-2 1.5 AC. 2. 1.694 acres of Family Subdivision. This is identified as Stafford tax information #23-2F: Clifton Point 1.694 AC Family Subdivision. This is right on Clifton Point.. HISTORY: This land has a rich history. A plantation called ?Clifton? was here for several centuries. During the Civil War the area was taken over by the Union Army and the family?s historic Clifton Chapel (off Rt. 611) was taken over. In the late 19th century 8 daughters were born here, one of whom was Kate Waller Barrett, a famous philanthropist and women?s rights activist, commemorated at the Virginia State Capitol. After the Civil War the seller's great grandfather and grandmother operated (at the time) the largest fishery on the East Coast from the shore. Fish were transported to Washington, D.C. & other points by the railroad, which came in around the 1880s. In the 1880s, the shore became famous for its duck hunting, and U.S. President Grover Cleveland rented the duck blinds here. In late fall 1903, Samuel Langley attempted flight of an airplane launched from the Potomac River at Widewater. The plane crashed. The Seller even has a small piece of the wood from the airplane that washed up on shore and kept in the family. To commemorated his discoveries, Langley Airforce Base was named in his honor. The plantation house burned down in 1946. The area was formerly spelled as Wide Water (2 words). Today it is spelled as one word. BEACHES: Our property features several beautiful sandy beaches on the Potomac River. On the southern portion the beach can be accessed by a dirt road. There is a small fishing cabin (no utilities) that is approx 14x16 ft with loft. It is on the footprint of fishing structures that were here when this property had a large seine fishery. There is also a new storage shed (approx 12x14 ft). Toward the north there are tall cliffs. We are extremely proud to offer this grand historic riverfront area on the market.
